Does standard home insurance cover Airbnb?
The short answer: usually not. Most Danish home insurance (husforsikring and indboforsikring) contains exclusion clauses for damages caused during commercial or paid use of the property. Short-term rental to paying guests typically falls under this exclusion.
Some insurers have updated their policies to explicitly allow short-term rental — but often with conditions: a maximum number of rental days per year, a requirement to notify the insurer before each booking, or an additional premium.
Before your first Airbnb booking, contact your insurer and ask three specific questions: (1) Does my policy cover damage caused by paying guests? (2) Is there a day-limit or notification requirement? Airbnb's AirCover: what it covers (and doesn't)
AirCover for Hosts is Airbnb's built-in protection programme. It provides up to USD 3 million in property damage coverage and USD 1 million in liability coverage per booking. It is free — included automatically for all Airbnb hosts.
What it covers: guest-caused damage to your property, damage to belongings, damage caused by guest's pets (if you allow them), income loss during repair periods, and deep cleaning if needed after a stay.
What it does not cover: normal wear and tear, pre-existing damage, cash or securities, damage caused by you or your family, loss of shared/common property (e.g. bike room items), and — critically — it does not replace your home insurance. AirCover is a secondary safety net, not a primary policy.
Claims must be filed within 14 days of checkout. Document everything with photos immediately after departure — before cleaning staff alter the scene.
Supplementary insurance options in Denmark
Several Danish insurers now offer short-term rental riders or standalone policies. These typically cost 1,500–4,000 kr. per year depending on property value and rental frequency.
What to look for in a supplementary policy: guest-caused property damage, theft by guests, accidental damage to electronics and appliances, liability coverage for guest injuries on your property, and loss of rental income during repair.

Damage deposits: yes or no?
A damage deposit (typically 1,000–3,000 kr. on Airbnb) creates a financial buffer and — perhaps more importantly — signals to guests that they will be held accountable for damage.
On Airbnb, the deposit is not actually charged upfront. Instead, Airbnb authorises the amount and only processes a charge if you file a valid damage claim. This means it costs guests nothing unless something goes wrong — but they see the amount during booking and adjust their behaviour accordingly.
Our recommendation: set a deposit that is proportional to your property value. For a standard city apartment, 1,500–2,000 kr. strikes the right balance between deterrence and not scaring off bookings. For high-value holiday homes with expensive furnishings, 3,000–5,000 kr. is appropriate.
Liability insurance for hosts
What happens if a guest trips on a loose carpet and breaks their wrist? Or if a child falls from a balcony with an inadequate railing? Liability claims can be financially devastating — and they are your responsibility as the property provider.
AirCover includes USD 1 million in liability coverage, which is substantial. However, if you rent on multiple platforms (or take direct bookings), AirCover only applies to Airbnb-booked stays. For other channels, you need separate liability coverage.
Most Danish private liability insurance (ansvarsforsikring) policies cover incidents in your home — but check whether they exclude commercial activities. If you host frequently, a dedicated rental liability policy (typically 800–1,500 kr./year) is a worthwhile investment.
Practical risk-reduction tips
Prevention is cheaper than claims. Simple steps that reduce your risk significantly: remove or store genuinely valuable items (art, electronics, heirlooms) before hosting. Install smoke detectors and CO alarms in all rooms. Provide clear safety instructions for appliances, pools, and heating systems.
Screen guests before accepting bookings. Verified profiles with positive reviews from other hosts carry lower risk than brand-new accounts with no history. Most experienced hosts require a minimum guest rating of 4.5+ stars.
